The Brief:
Our client in Waltham approached us to demolish an existing stable block and adjoining log store and construct a high-quality, energy-efficient single-storey annex in its place. The aim was to create a fully serviced, multi-functional space that complemented the rural surroundings, with a blend of robust construction and natural finishes.
The project brief included:
- Full demolition and clearance of the stables, with partial demolition of the log store retained to form a patio.
- Construction of a new blockwork building with external insulation, clad in black feather-edge timber and a trussed tiled roof.
- Flexible internal layout with various options considered for ceiling structure, flooring, and wall insulation.
- Installation of services: power, water, drainage, heating, and hot water via an air source heat pump.
- Vehicle access path and external landscaping as budget allowed.
Our Solution:
We delivered a full-service package including site preparation, demolition, and phased construction tailored to the client’s budget and requirements. Timber salvaged from the log store and stables was de-nailed and stacked for reuse or burning, aligning with the client’s request to reduce landfill waste and associated costs.
Throughout the pre-construction phase, we worked closely with the client to provide clear pricing on a range of build options — from insulation strategies and flooring systems to heating layouts and drainage connections. This gave them the flexibility to adapt the scope based on functionality and cost.
We also assisted with:
- Options for a twin-pump station vs. integral sewage pump, given the site’s vulnerability to power cuts.
- Most cost-effective Velux/sun tunnel solution for natural corridor lighting.
- Porch design in keeping with the building, constructed with brick piers and timber frame.
- Layout adjustments for the proposed master en-suite to align with drainage routes and hot water system capacity.

The Result:
The completed annex is now a warm, characterful, and energy-efficient space — delivered on time and within budget, even amid external cost pressures due to covid19 and health-related circumstances that emerged during the build.
